The NYS Office of Mental Health and Rockland Psychiatric Center are seeking to procure, through an Invitation for Bid (IFB), a Contractor to provide Preventive Maintenance of Boilers and Ancillary Equipment at Rockland Psychiatric Center’s Middletown Campus located at 23 Ashley Avenue, Middletown, NY, 10940.

The Program Work Plan with Preventative Maintenance Tasks, Equipment List, Schedule Matrix, etc. is located in Appendix D of the Contract Boilerplate. Interested Vendors should review the Contract Boilerplate and IFB document for further information. Included with these documents is a Bid Quote Sheet in Excel format that should be used to submit your bid.

A Mandatory site visit will be held on March 13, 2024, at 11:00 AM EST. The visit will be at 23 Ashley Avenue, WC Building 729, Middletown, NY 10940. Interested bidders are to sign in at the main entrance. Site visit registration can be accomplished by completing and sending the Site Visit Registration Form (Attachment B of the IFB) no later than March 12, 2024, by 3:00 PM EST.

CONTRACT NOTES:

1. The Water Treatment coverage will be for the months of November and December 2024 only. Effective January 1, 2025, the water treatment service for the Boilers will begin under the Facility Water Treatment contract.
2. The equipment in Buildings 718 & 794 are in leased buildings and Preventive Maintenance is the responsibility of the Tenant. In the event the buildings are vacated, or preventive maintenance and/or repairs, ae needed, the Contractor may be asked by the Facility to perform these services under the Time and Material (T&M) provisions of the contract under the similar Boiler PM task unit costs, or for repairs utilizing the applicable T&M provisions in the contract.

Questions from bidders attending the site visit are to be submitted by March 20, 2024, by 3:00 PM EST per the instructions in the IFB. Questions and Answers will be sent to all bidders attending the site visit, as well as posted to this ad, on March 27, 2024.

Bids are due no later than 3:00 PM EST on Wednesday, April 3, 2024.
