Description:

DASNY is soliciting bids for the elevator additions to buildings 1 and 8 at the Hutchings PC campus in Syracuse, NY. As a part of this project New York State Office of Mental Health intends to provide full redundancy to the existing elevators in buildings 1 and 8. Both buildings currently have traction elevators with belts and cables that need to be replaced on a regular basis. The two new elevators being provided by this project will be hydraulic units to avoid having to replace any belts or cables.

The new elevator towers will be located in secure outdoor courtyards used by OMH patients and only one of these spaces can be spared at a time so the construction work will need to be complete on the first tower and the courtyard turned back over to OMH before work on the second tower can commence.

OMH will continue to operate both buildings during construction, and the existing pre-cast plank and bearing wall structural system greatly limits potential shaft locations, so the project will locate the new elevator shafts outside of the existing building footprint. This approach avoids complex and costly modifications to structural systems while allowing construction to continue without significantly impacting daily operations. The scope of work is as follows:

  • Establish a safe, secure staging and work areas that separate construction activities from OMH patients and the general public by means of fence enclosures.
  • Install temporary partitions and doors in the existing elevator lobbies to isolate construction activities from the rest of the building.
  • Removal of concrete paving in the outdoor patient courtyards.
  • Earthwork in preparation for the elevator shaft foundations.
  • New concrete slabs and foundation walls, including related work to the existing footers of the adjacent mechanical areaways.
  • Selective removals of exterior building envelope components.
  • Remove and modify openings in the existing masonry bearing walls for new elevator door openings.
  • New eight-inch poured in place concrete elevator tower walls.
  • Provide air and weather barriers, expansion joints, exterior insulation, and brick veneer masonry at the new elevator shafts.
  • Install modified bitumen roofing on the new elevator towers and modify the existing roofing as necessary.
  • Install non-climbable fences / barriers between the new elevator shafts and the existing buildings.
  • Install two new hole-less, hydraulic elevators and the related machine room equipment in the basement of each building.
  • Provide electrical power and disconnects for the elevators.
  • Provide emergency power for the elevators.
  • Establish new elevator machine rooms in the basements of each building, this work includes some minor renovations to existing spaces.
  • Provide split system cooling for the new elevator machine rooms.
  • Provide a sump pump for each new elevator pit.
  • Provide modifications / additions to the fire alarm system for the new elevators.
  • Provide modifications / additions to the sprinkler system for the new elevators.
  • Install framing and gypsum board around the new openings at the existing elevator vestibules.
  • Provide access control devices for each elevator.
  • Provide modifications to the security camera (CCTV) system as required.

The bidder or its principals shall have a minimum of five (5) years experience in similar work and shall provide to the Owner with the Bid Submission on the Minimum Qualifications Form a list of five (5) contracts of similar size, scope, and complexity to this Project completed or substantially completed within the last ten (10) years. Projects with complex technical specification sections may require additional experience in terms of both time as well as number of similarly completed projects.
