The U.S. Government currently occupies office and related space in a building under a lease in Niagara Falls, NY that will be expiring. The Government requires office and related space yielding a minimum of 10,610 ANSI/BOMA office area square feet, and a maximum of 11,140 ANSI/BOMA office area square feet. The lease term requirement is for ten (10) years, with five (5) years firm. The space must be ready for occupancy by June 7, 2023.
The delineated area is: North: Packard Road to Porter Road; East: Porter Road to Niagara Falls Blvd.; South: Niagara Falls Blvd. to Packard Road; and West: Packard Road.
The Government is considering alternative space, if economically advantageous. Any information it receives in response to this advertisement will be used by the Government as a basis for the development of a cost-benefit analysis. Such cost-benefit analysis will be used to determine whether to compete this lease requirement or to pursue a sole-source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
The alternative space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards. A fully serviced lease is required. The alternative space shall not be in the 100-year flood plain.
Interested parties should send expressions of interest to:
