U.S. GOVERNMENT

The Government is seeking to enter into a lease for space meeting the following

requirements:

City, State: New York, NY

Delineated Area:



Northern Boundary: Starting from Eighth Avenue and West 48th Street east to Third Avenue

Western Boundary: Continue from State Street Plaza northward along State Street, westward along

Battery Place, at Battery Place and West Street north along West Street, continue north along West Street (9A), at West Street and 14th Avenue eastward along 14th Avenue, at 14th Avenue and Tenth Avenue northward along Tenth Avenue; at Tenth Avenue and

23rd Street eastward along 23rd Street; at Eighth Avenue and 23rd Street north along Eighth Avenue to Eighth Avenue and 48th Street.

Southern Boundary: At Montgomery Street and South Street, south along South Street; at South Street and John Street west along John Street; at John Street and Water Street south along Water Street, continuing south along State Street Plaza

Eastern Boundary: At 48th Street and Third Avenue south to 23rd Street; east along 23rd Street to First Avenue, south along First Avenue to 14th Street, east along 14th Street to Avenue C, south along Avenue C continuing south along Pitt Street; at Pitt and Delancey Street east along Delancey Street, south along Pitt Street, continuing south along Samuel Dickstein Plaza, continuing south along Montgomery Street

Additional Requirements:



 Due to the nature of the agency's work and the

sensitivity of some of the visitors, the Agency's

space should not be located on the same floors

of the same building as law enforcement

elements of the Department of Homeland

Security or other law enforcement offices where

police actions are frequently observed.

 Building must be Class A.

 Access to accessible public transportation

should not exceed .25 walkable miles from the

building entrance.

 1 reserved space is required but willing to

consider various alternatives to satisfy this

requirement.

Offered space must meet Government requirements for fire safety, accessibility and sustainability

standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in

the 100-year flood plain.

This procurement will be subject to all the rules, regulations, conditions and specifications stated in the

Request for Lease Proposal package that will be sent out pursuant to this advertisement.

Expressions of Interest must be received in writing no later than October 25, 2023 at 4:00 PM Eastern

Time, and should include the following information at a minimum:

• Building name and address;

• Location of space in the building and date of availability;

• Rentable Square Feet (RSF) offered and full service rental rate per RSF;

• ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF;

• Floor plans (as-built) identifying offered space;

• Name, address, telephone number, and email address of authorized contact.

Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or

agents must be accompanied by written evidence that they are authorized by the ownership to

exclusively represent the building offered.
