Description:

The New York State Board of Law Examiners (“NYSBOLE”) is seeking proposals for real estate lease of 10,000–13,000 square feet of office/flex space, located in Albany County, for a ten (10) year lease term. The current NYSBOLE lease expires on December 31, 2023. The NYSBOLE lease agreement is subject to approval of the New York State Attorney General and the New York State Comptroller. Qualified proposals must contain the following minimum property specifications and preferred lease terms:

  • Approximately 10,000–13,000 square feet of secure office space broken into approximately 67% office and 33% storage/light warehouse; ideal space will be contiguous with separate entrance not shared with other tenants
  • Lease term shall be 10 years commencing January 1, 2024
  • No triple net lease terms
  • Flat rate rent inclusive of all costs
  • Workspace for approximately 15 NYSBOLE personnel, at least 8 of which will be private offices with separate climate control
  • At least one private loading dock sufficient to accommodate use of a forklift and deliveries from tractor trailer trucks
  • Ample private rest rooms within the space that are handicapped accessible
  • Ample private break room/kitchen for NYSBOLE personnel within the space
  • Conference room to seat at least 15 persons, with adjacent kitchen facility
  • Climate controlled computer server/staging room
  • Storage areas for storing furniture, file cabinets and equipment
  • Private off street parking for NYSBOLE personnel vehicles (at least 25 parking spaces)
  • Close proximity to major highways and interstates
  • Location must be in Albany County
  • High speed fiber optic for internet connectivity suitable for NYSBOLE purposes
  • Premises shall be turnkey and ready for occupancy on the initial date of the lease term
  • No modified gross lease provisions
  • NYSBOLE to pay no operating costs or expenses
  • NYSBOLE to pay no fit-up costs
  • Building must be ADA compliant
  • Building must be accessible to NYSBOLE staff outside normal business hours, holidays, and weekends
  • Entire premises must be secure, with key pad or fob access only to NYSBOLE staff and individuals designated by landlord with NYSBOLE approval

Note: Current lease rent is $15.88 per square foot per year with escalation charges. Landlord is responsible for cleaning, trash removal, pest control, snow plowing, and all common area maintenance.
