Description:

It is the intent of The State University of New York College at Brockport to hire a consultant to provide design services for Smith Lennon boiler and generator upgrades.

Smith Hall, constructed 1967, is SUNY Brockport’s primary building for the BioChemistry, Chemistry and Physics programs and associated classrooms and laboratory facilities. The building has had many modifications and upgrades throughout the decades. The entire building was taken off-line in 2013-2014 for a complete gut rehabilitation project.

Lennon hall, constructed 1964, is SUNY Brockport’s primary building for the Biology, Earth Science and Environmental Science programs and associated classrooms and laboratory facilities. The building has had many modifications and upgrades throughout the decades and was taken off-line in 1998-1999 for a major renovation project.

Smith-Lennon boiler house was constructed in 1992 to provide a satellite boiler system for the Smith-Lennon Science complex. The building also houses the domestic hot water generating equipment.

Smith and Lennon halls are the campus' center for sciences and are heavily used buildings. Together they total close to 120,000 gross square feet of area and share a separate boiler house and hazardous chemical storage facility.

All equipment noted below has outlived its useful service life and now needs to be upgraded/replaced. The new modern equipment will be more dependable and energy efficient.

The services indicated below shall include, but not be limited to the following:

Remove two (2) Cleaver Brooks fire tube boilers, installed in 1994, and all associated pumps, valves, piping, and associated operating control systems. These boilers supply heating system hot water for all heating distribution systems within the Smith/Lennon Science Complex.

Provide three to five new high efficiency hot water condensing boilers to match the existing heating load of 11,800 MBH. This boiler system will include all is includes all associated pumps, valves, piping, and associated operating control systems. Base design – Aerco.

Remove two (2) A.O Smith domestic hot water heaters, installed in 2005 and 2010, and associated pumps, valves, piping and associated control systems. Heaters individually serve each building.

Replace with two new “Smart Plate” type plate & frame heat exchanger systems. This is a packaged, frame mounted system using the HW boiler system for DHW. Base design – Aerco.

All system controls associated with this project will be upgraded with new DDC equipment.

Remove existing Smith Hall 150 KW natural gas fired Generac generator, installed in 2013, located in the penthouse. This equipment runs at high (3450 RPM) speed and has had several failures.

Replace with new natural gas fired generator located in existing boiler house. Provide architectural and structural modifications to house new equipment. Provide new electrical pathway to existing automatic transfer switches. Replace/modify electrical wiring and review operation of existing Automatic Transfer Switches with new equipment. Replace if needed. Base design - Kohler

Remove existing Lennon Hall 300 KW diesel fired Cummins generator, installed in 2000, located to the east of the boiler house.

Replace with new natural gas fired generator located in boiler house. Replace/modify conduit pathways and existing Automatic Transfer Switches. Base design - Kohler

Verify all emergency power distribution systems throughout the complex will work properly with proposed equipment upgrades. Replace distribution system as required.

There will be an optional pre- bid meeting on Tuesday November 29, 2022 at 10:00am commencing in the Smith-Lennon Hall Boiler House, Building 119, Lot H on The College at Brockport campus
